{"id":910,"date":"2019-02-09T15:41:51","date_gmt":"2019-02-09T23:41:51","guid":{"rendered":"http:\/\/www.monettyler.com\/blog\/?p=910"},"modified":"2019-02-08T15:43:01","modified_gmt":"2019-02-08T23:43:01","slug":"find-out-whats-planned-for-the-smiling-creek-neighbourhood","status":"publish","type":"post","link":"https:\/\/www.monettyler.com\/blog\/2019\/02\/09\/find-out-whats-planned-for-the-smiling-creek-neighbourhood\/","title":{"rendered":"Find Out What\u2019s Planned for the Smiling Creek Neighbourhood"},"content":{"rendered":"<p style=\"font-weight: 400;\">\u00a0The City of Coquitlam is hosting a Public Information Session on Tuesday, Feb. 19 to give residents an opportunity to learn more about plans for the Smiling Creek neighbourhood on Burke Mountain.<\/p>\n<p style=\"font-weight: 400;\">\n<p style=\"font-weight: 400;\"><strong>Visit the Public Information Session<\/strong><\/p>\n<p style=\"font-weight: 400;\">The City, in its capacity as the land owner, has submitted an Official Community Plan (OCP) amendment, rezoning, and subdivision application for the property near the corner of David Ave. and Riley St., and is hosting a Public Information Session to provide the opportunity for residents to find out first hand what\u2019s planned for their neighbourhood.<\/p>\n<p style=\"font-weight: 400;\">\n<p style=\"font-weight: 400;\">Those attending the Information Session will also be able to learn more about plans for other City-owned lands on Burke Mountain, ask questions of City staff, and provide input on potential street name options.<\/p>\n<p style=\"font-weight: 400;\">\n<p style=\"font-weight: 400;\">DATE: Tuesday, Feb. 19, 2019<\/p>\n<p style=\"font-weight: 400;\">TIME: 6 \u2013 9 p.m.<\/p>\n<p style=\"font-weight: 400;\">LOCATION: Victoria Hall, 3435 Victoria Dr.<\/p>\n<p style=\"font-weight: 400;\"><strong>\u00a0<\/strong><\/p>\n<p style=\"font-weight: 400;\"><strong>Housing Updates in Smiling Creek<\/strong><\/p>\n<p style=\"font-weight: 400;\">The City of Coquitlam\u2019s Strategic Initiatives department, which is responsible for City-owned land development, has submitted an OCP amendment and rezoning &amp; subdivision application that would change the current land use on two parcels adjacent to Riley Park from single family homes to townhousing.<\/p>\n<p style=\"font-weight: 400;\">\n<p style=\"font-weight: 400;\">These changes will allow for:<\/p>\n<ul>\n<li style=\"font-weight: 400;\">development of family-oriented townhomes adjacent to Riley Park;<\/li>\n<li style=\"font-weight: 400;\">housing more suitable for the steep-sloped terrain in this area; and<\/li>\n<li style=\"font-weight: 400;\">consistency with surrounding housing development.<\/li>\n<\/ul>\n<p style=\"font-weight: 400;\">\n<p style=\"font-weight: 400;\"><strong>Contributing to the Burke Mountain Community<\/strong><\/p>\n<p style=\"font-weight: 400;\">Land development is a key part of building a livable community.<\/p>\n<p style=\"font-weight: 400;\">\n<p style=\"font-weight: 400;\">The City of Coquitlam currently owns a number of land parcels on Burke Mountain, which are managed by the Land Development section of the City\u2019s Strategic Initiatives department.<\/p>\n<p style=\"font-weight: 400;\">\n<p style=\"font-weight: 400;\">In its capacity as the land owner, through the Strategic Initiatives department, the City has a responsibility to ensure that these property assets are developed in a manner that contributes to the community in a positive way. This includes providing voluntary Community Amenity Contributions, which are funds that go toward City amenities and assets, to lessen the financial impact of new development on the growing community.<\/p>\n<p style=\"font-weight: 400;\">\n<p style=\"font-weight: 400;\">If the OCP amendment and rezoning applications for the Smiling Creek lands are approved, the City\u2019s Strategic Initiatives department will contribute proceeds from its land development activities to the City to support community-wide amenities.
