Here\u2019s a guide to some of those terms.<\/div>\n<div><\/div>\n<div>\n<div class=\"section-title\">\n<div>\n<h1 class=\"header4\">Strata<\/h1>\n<\/div>\n<\/div>\n<div class=\"text parbase\">In a strata development, the parts created for individual ownership are called \u201cstrata lots.\u201d Informally, these lots are referred to as a \u201cstrata unit\u201d or a \u201ccondominium.\u201d The rest of the development consists of common property. Strata housing can include: condos, townhouses, and multiplexes.<\/div>\n<div class=\"section-title\">\n<div>\n<h1 class=\"header4\">Strata corporation<\/h1>\n<\/div>\n<\/div>\n<div class=\"text parbase\">Strata owners own their individual strata lots and together own the common property as a strata corporation.<\/div>\n<div class=\"section-title\">\n<div>\n<h1 class=\"header4\">Strata council<\/h1>\n<\/div>\n<\/div>\n<div class=\"text parbase\">\n<p>The law recognizes the need for an executive body to carry out the duties of the strata corporation and to oversee the corporation\u2019s affairs between general meetings of the eligible voters. This executive body is called the strata council. It\u2019s effectively a board of directors.<\/p>\n<p>The strata council\u2019s role is to:<\/p>\n<ul>\n<li>act as the managing body for the strata corporation,<\/li>\n<li>make daily decisions that enable the strata corporation to operate smoothly, and<\/li>\n<li>enforce bylaws and rules.<\/li>\n<\/ul>\n<\/div>\n<div class=\"section-title\">\n<div>\n<h1 class=\"header4\">Maintenance fee<\/h1>\n<\/div>\n<\/div>\n<div class=\"text parbase\">To pay for shared\u00a0common expenses such as insurance, gardening, cleaning, snow removal, and repair and maintenance, strata owners must pay\u00a0maintenance fees on a regular basis &#8211; usually each month.<\/div>\n<div class=\"section-title\">\n<div>\n<h1 class=\"header4\">Special levies<\/h1>\n<\/div>\n<\/div>\n<div class=\"text parbase\">In addition to strata fees, sometimes owners will be required to pay\u00a0extra\u00a0for matters affecting the strata corporation, including the\u00a0repair and maintenance\u00a0of common property and assets like replacing the roof or upgrading an elevator. Special levies aren\u2019t part of the operating budget and need to be voted on and approved by the owners.<\/div>\n<div class=\"section-title\">\n<div>\n<h1 class=\"header4\">Contingency fund<\/h1>\n<\/div>\n<\/div>\n<div class=\"text parbase\">There are two funds in a strata corporation: the operating fund, which is for common expenses that occur once a year or more often; and the contingency reserve fund for common expenses that usually occur less than once a year or are unexpected.<\/div>\n<div class=\"section-title\">\n<div>\n<h1 class=\"header4\">Depreciation report<\/h1>\n<\/div>\n<\/div>\n<div class=\"text parbase\">\n<p>A depreciation report identifies the common property, common assets and those parts of a strata lot the strata corporation by bylaw must repair and maintain.
